CORPORATE PROFILE
With 37 years of combined real estate experience,
our team has the skills and knowledge to manage properties
and projects effectively and efficiently. Our background and experience
covers
a multitude of services that include, property/facility management,
contract negotiations, leasing, construction management, and
project management.
Our background/experience include pre-construction services,
contract negotiations, project management and project closeout
on a number
of projects in the Washington Metropolitan area.
We are proud
of our reputation for consistently delivering quality projects
in a timely manner. Our experience is well
suited to
the needs of those clients who must move quickly and economically.
We constantly work to maintain our client’s trust and
satisfaction.
G3 is a proactive, quality oriented, full service, real
estate company. We bring a comprehensive level of attention
to all
of our clients – both large and small. We are responsive
to each of our projects and have the means of accomplishing
the necessary
work. Our substantial base of repeat business and client
referrals illustrates this.
As Property/Facility Managers,
we evaluate the client’s
property; assess existing systems and procedures in order
to determine how best to maximize the efficiency and economy
of
the facility.
We can provide contract negotiations, prepare an annual
Operating Budget for the properties, ensure the properties
are maintained
in a first-rate operating condition and ensure that all
equipment is kept in working order and that all service and
maintenance
contracts are in force, to ensure that preventative maintenance
is preformed, and that the facilities are in good working
order.
As general contractors and project managers, we provide
a preliminary evaluation of the client’s program,
schedule and construction budget requirements. We provide
cost evaluations of alternative
materials and systems, availability and lead times of these
materials. During the construction phase, the project schedule
is periodically
updated and provided to the architect and client. In this
schedule we coordinate and integrate the construction manager’s,
architect’s and the client’s responsibilities
with anticipated construction schedules while keeping abreast
of critical
and long lead items. We also integrate work required, which
may not typically be included in the general contractor’s
scope, such as furniture systems installation, telephone
and computer
wiring and the final move, into the plan, so that when the
job is complete, all aspects of the move have been well coordinated.
